    OP said the client's name was on the mortgage and on the deed. Have the client keep all the closing papers/DocuSign file that states no payment went to client/all disbursements went to friend. Nominee to friend/friend's SSN & address. Check with a CA preparer to make sure CA follows federal re sale of rental.
