    Rental house - Replace A/c

    It seems to me that I read about a change to deducting air conditioning units on rental property. We used to have to use life of 27.5 years. I was thinking it could be less now. Does anyone else know about this?

    If you are talking about window units that are under $2,500 they can be written off as supplies.

      I don't think anything has changed, other than the De Minimis Election ($500/$2500 treated as supplies) and the Safe Harbor for Small Taxpayers (able to be used if all R&M is <2% of unadjusted basis up to $10,000).

      Otherwise, it would be 27.5 years (Residential Rental in the US) for Central Air Conditioner, or 5-7 for a window unit.

        No, this is a central a/c unit. It was about $3700. Not bad for a unit, probably because ductwork was already there and didn't have to be replaced.
