The appliances, remodel & roof are treated just like any other home office improvements. Now I wouldn't depreciate a kitchen remodel for my tax biz, but daycare does use the kitchen. Allocate based on percentage of use like the rest of the house. In other words, I agree with the guru.

I more or less agree with Joan. You need something stronger than "doesn't seem right" to conclude it doesn't apply. Now if the only day care use is to store items in the refrigerator, then perhaps you'd be right. But if it's used for general food prep, cooking, storing supplies, etc., then it needs to be included as an expense. Just because the little tykes may not appreciate the beauty of new cabinets or the utility of new counter tops doesn't mean there's no business use.

I used to do a return for a lady that has a day care in her home. She had kids 12 hours a day, 5 days a week. She had to fix breakfast and lunch for them and 2 snacks every day. She was required to feed them certain things every day. It required refrigeration and cooking every day. When you have 6 kids to do that for, you need sufficient room and proper equipment.

She has 3 kids at the most, part time. There is also a mini-fridge in the basement which is where she operates her daycare. Her $24700 in income has been reduced to a mere profit of $500. Enough is enough
