    Business Trip or Commute?

Client live in town. He is self employed. Clients Wife & her brother inherited a ranch, working,
about 200 miles from town.. Brother lives on ranch and oversees it.
Clients wife will drive down to see about the ranch and check the books maybe 4 times
a year. 400 miles round trip.
Are these commuting or business miles for the wife?

I opt for business miles. She stays overnight, right? I don't think you ever have commuting miles if you stay overnight. Already because of the distance, even if she doesn't stay overnight, I vote for business miles. It outside of her metropolitan area.

      Business Miles

I would also say these are not commuting miles.

Sounds like this could be a passive activity for the wife. Doesn't appear the material participation rules are met based on the limited facts in the post.

          Miles

Drive to ranch to "check the books", no office in home?????
Sounds like a commute to me.
