Reporting "Fair Rental" Days on Schedule E Line 2

On Line 2 of Schedule E (Form 1040), information required is number of "Fair Rental Days"
    and "Personal Use Days".

Assume owner did not make personal use of the property in the year.

Does "Fair Rental Days" include the number of days the rental property was available for
renting, but remained idle without any tenants?

    Thanks for any comments.

I have always left those lines blank...

Unless the taxpayer has made personal use of the property during the year (as defined in the instructions).

My software will give me a error message or a note, if I do not inter the Fair Rental days - so for my t/p's with rentals I enter the 365 and nothing on personal.

I do the same, except if they didn’t rent for full year, I put actual days rented and zero for personal use.

Here is a site that calculates time between two dates: http://www.timeanddate.com/date/duration.html

This site is also helpful when calculating the Section 121 exclusion (Home Sale Worksheet).
