    Non fair market rental

    Taxpayer has a rental property. For just 2 months in 2012, he rented it to a relative and charged below market rent. So those two months should be considered non fair market rental period and the expenses in that period are not deductible as rental expense in Schedule E.

    Can the taxpayer declares that the property during those two months was his second home so he can itemize the mortgage interest paid in those two months in Schedule A?

    Wouldn't it be not-for-profit rental

    with income on line 21 and mortgage interest and property taxes in the usual place on schedule A with other expenses in the 2% limitation area? I had a client with this over a decade ago, so I'm not sure if I am remembering all the details.

      Income on Ln1, property tax and mortagage interest on Sch A....no other expenses can be taken anywhere. This is what happens when one tries to be nice. How does the saying go? "all good deeds are punishable"....something like that
