Is it really just an operating lease, or is it a capital lease? A capital lease is essentially a purchase with installment payments.

You will capitalize the down payment over the term of the lease. I always wondered why people would make a down payment on a lease but then I remember the "affordable luxury" car commercials stating, "Your payments are only $450 per month....(then in a lower audible voice)....with $8,000 due at signing"!!!
