    A rental client installed "synthetic Lawn"

    What depreciation term would you use? Same as for Shrubbery/Fences 15 years?

    Hi Sandy - I just spoke to a nice fellow who sells and installs these lawns. He said the warranty is typically 8 years, and the life is typically 12 - 15 years. I know that doesn't always matter with tax depreciation, but perhaps the 15 years isn't out of the question. You'd think it would wear out a lot faster, and I'm curious about how it stands up to doggie poo.

      Land improvements are 15 years, so based on info above, that is what I would go with. Curious. I have been thinking of doing it myself. What was the cost and area covered?

        Fake Lawn

        Checked with the t/p it was 435 sq ft cost of materials/installation $ 3935, suppose to have a 10 year guarantee. Just installed in Sept 2010 - so too new to rate how it is going to hold up. They installed in a rental unit and there are no pets.
