I have a realestate agent that has an office provided located about 20 miles from her home.she is provided a small desk at that office but hardly goes there. On her duty day she receives phone calls forwarded to her home. She has a room at home she uses as the office. She has no W-2 and only receives 1099 from realestate company. Can she claim the home office deduction. She file a schedule C now. This will be my first year with client and she has not claimed at home office before.

This is pretty SOP for real estate agents. She is for all intent and purpose self-employed. If she does most of the work from her home she qualifies for OIH. If you really want to impress her...offer to amend the past three years (if beneficial to her) to include the OIH.
And by all means charge her for the amended returns.Believe nothing you have not personally researched and verified.
