Storage Unit Rentals

Hi all,

Do any of you have clients that rent storage units? Would you consider it real estate rental? The Harris tax court decision stated that it's a passive activity under IRC 469. But could it possibly be considered a trade or business? In our case the taxpayer spends all his time at the office there. Thanks for your input.
