    Depreciation

    How many years do you assign for depreciation purposes to

    a fabricated metal ladder that is attached to the side of a commercial building to have access to the roof? Needed for access to the HVAC units, gutters and roof repairs

    It is not structural and perhaps no clear class so seven years. However, why not consider it as an expense if the cost is not great.

      Cost is $1,650 for fabrication and install , so maybe significant

      So while adding this info, another depreciation question

      carpet for residential rentals is 5 years, correct? is carpet for a commercial rental space also 5 years?

        No, it just says for residential rental. What then? In the old days we worried about it being "part" of the building, But if it is ordinary carpet I think I'd use 7 years for commercial area. Ask how long it should last?

          Thanks,

          T/p has already replaced several commercial carpets either at prior to 5 year period or on a , change of tenant. Guess it depends on the quality of the carpet and the tenant useage.
